James House

Design and build of a 120,000sq ft office accommodation for government bodies in Northern Ireland. The new facility was a major initiative to upgrade and moderate the Northern Ireland Civil Service Office Accommodation, providing high specification, modern office accommodation. This fast track contract consisted of a steel frame, reinforced concrete floor structure, enveloped in a curtain walled/facing brick combination, built on reinforced piled foundations and incorporating a fully air conditioned computer friend environment with extensive lift facilities. The building achieved a BREEAM rating of Very Good.

The building was constructed on a decontaminated area of what was Belfast City’s Gasworks, therefore serious considerations were required at the design stage and execution of the substructure works.
